Welcome to our community! We’re thrilled you’ve chosen to call our beautiful and welcoming neighborhood home. The Cullasaja HOA staff is here to provide you with carefree mountain home living, guided by our Vision. This Flipbook offers an overview of the services we provide for you and your home. We’d love to host a “new homeowner meeting” to introduce you to our management team, share what we can do for you, and address any questions you may have. Please call Mona at 828-526-3646 to schedule your new homeowner meeting once you get settled in your new home. As stated in this document, there are two very important phone numbers you should save in your contact list: Mona Humphrey (HOA Office Manager/Administrator), direct line – 828-526-3646. She can answer all your HOA questions and/or direct you to the right person to speak with; or create work orders to get work done at your home. This number is your go-to number during business hours of 7am-3pm, Mon-Fri. Entrance Guard Gate, main line – 828-526-3720. This is the after-hours phone number after business hours. They can answer questions or get in contact with the appropriate personnel to help you with problems that may occur during non-business hours. This is also the number to call is there is an emergency in addition to calling 911. There is only one gate attendant working at a time, but they can assist medical professionals in getting them to the appropriate address in times of emergency.

Important Items to Know as a New Property Owner (Your HOA is Here to Assist)

- “One Call, That’s All”–Call Mona between 8:00 a.m. and 3:00 p.m. M-F o Mona Humphrey – 828-526-3646 during posted business hours o After hours: Call the Gatehouse – 828-526-3720 - Automobile Barcode Decals to Enter through the Property Owner Gate – Cullasaja property owners are permitted a decal for their personal vehicles. These decals will permit the property owner to enter through the right most lane at the guard gate, and the sticker will operate the gate arm. Please stop by the Clubhouse and see Zoe, Judy, or Amy with your automobile information to receive your barcode decal. Note: barcodes are only provided for property owner vehicles, not their children or other relatives. - Cullasaja Mailboxes – Each home inside Cullasaja has a corresponding mailbox at the front entrance to the Clubhouse. Your number and key should have been left behind by the previous homeowner; but if not, please see a member of the Admin staff in the Clubhouse and they will assist you. Please note: currently the Postal Service and UPS are delivering a majority of their packages to the mailroom at the Clubhouse and not directly to your home. Please stop by the mail room daily to pick up any packages. They are returned to sender after 2 weeks. - High-Speed Internet – Every home in the Cullasaja community has a fiber-optic connection available to provide high-speed, reliable internet service. To learn more about this and activate this service, simply click here -> High Speed Internet at Your Home which has a link that will activate Balsam West (our internet provider) to transfer service to your home. The costs for this service are included in your annual HOA Dues. - Community Speed Limit - The speed limit is 20 mph throughout the community. Our Security Team does set up radar and stations at stop signs to ensure compliance with speed and stop signs for the safety of our residents.

- Residential Trash Pickup - Household garbage pickup service is provided by J&B Disposal. You will need to contact them directly at (828) 369-2727.

- At Home Maintenance Services – Cullasaja HOA offers comprehensive in-house maintenance services with a simple phone call. From minor tasks like changing a light bulb to managing major renovations, our team ensures exceptional mountain home living. Services include landscaping, home repairs, and general contractor oversight—an exclusive benefit for our residents that is unique. - Guest/Worker Entry – Non-property owners are only allowed entry into our private community if pre-approved. Please notify the guard gate in advance for any guests or workers visiting your home. You can simplify this process by using the Long-Term Guest List for regular visitors, granting them permanent access. For occasional visitors or workers, call the gate before their arrival. - Outdoor Construction Hours – We know you enjoy the wonderful mountain setting and are cognizant of how important enjoy the peace and quiet can be as you enjoy your retreat. Thus, we only allow non-Club related outdoor work to occur on Monday through Friday from 7:00 a.m. until 5:00 p.m. during the season from May through October. In the off season extended work hours can occur with approval from the GM/COO or Field & Services Manager. - The “Yacht Club” - is for the use of Cullasaja property owners and their immediate family, and/or guests only. Guests are welcome to enjoy the lake only if accompanied by a Cullasaja property owner or accompanied by a duly registered adult child of a member. Fishing is permitted on the Lake provided it is not along the golf course or on the bridge. All fishing is Catch & Release and you must use barbless hooks at all times. This is strictly enforced. Use of Ravenel Lake and the “Yacht Club” is at the sole risk of the individual. Non-gasoline powered boats or boats with trolling motors only are permitted on Ravenel Lake. The HOA has storage racks to hold your personal boat for an annual fee. There is a boat ramp located at the Yacht Club for those who trailer their boats. Swimming is strictly prohibited due to low depth and many stumps which could pose a hazard to swimmers. Stumps are just below the water level in many areas of the lake. - Other FAQ’s – Printed inside the annual HOA Member Directory are several other Frequently Asked Questions that will provide you with more answers. Pick up your Member Directory in the Clubhouse at the start of each season.

- Architectural Control Committee (ACC) – Any exterior modification of your lot or home that falls under the Design and Construction Standards needs to be approved in advance by the ACC. It is important you have a good knowledge of the Design and Construction Standards before making any exterior alteration. Please click here -> ACC Design & Construction Standards to view these Standards and for more information. - Tree Removal/Heavy Pruning Approval – We attribute a lot of the beauty in Cullasaja to the lush and well-maintained landscaping. To that end, there are strict rules about cutting down trees and trimming vegetation. If you wish to cut any living or dead tree that is 3 inches or greater in diameter at the base, it needs to be approved ahead of time by the HOA. Also, pruning of vegetation like Rhododendron beyond 1-2 years maintenance pruning requires advance approval. Please contact Mona Humphrey to start the approval process for cutting/trimming of vegetation. - Difference between Cullasaja Club and the Cullasaja HOA - The Club and HOA are two separate entities and are managed by two separate governing bodies. The Club is managed by the Club Board of Governors. The Club includes the golf, dining, tennis, fitness amenities, pool and croquet. The HOA is managed by the HOA Board of Directors. The HOA includes homes, property, Yacht Club, Overlook Deck, roadways and Security Gate. HOA residents who are not Club Members are not permitted on Club grounds unless accompanied by a current Club Member, subject to guest usage restrictions and guest fees.

Where #XXX is your mailbox number in the mailroom. If you do not know your mailbox number, stop by the Clubhouse and ask a member of the Admin staff.

USPS If you choose to have your mail sent via USPS, you must display the address as shown above. Do not use PO BOX # , as this will route the mail to a PO Box at the Highlands post office instead.

If a key was not left for you by the previous owners, Please see the Admin staff at the Clubhouse so they can provide one for you.

All packages sent via USPS that are not able fit in your box, will be left inside the mailroom. Check frequently if you are expecting a package. The mailroom is located at the Clubhouse:

On the left before you enter the Clubhouse. This room contains boxes 1 – 223

Additional boxes are located at the porte cochere. This room contains boxes 224 & up.

UPS OR FEDEX Most of these packages are currently being delivered to the mailroom. Oftentimes they are left outside the mailroom, so please check the room often if expecting a package.

GRINDER PUMP MAINTENANCE AND GUTTER CLEANING

These are two very important annual maintenance items for your home. As an additional service to you, the HOA can provide these services for a fee if you desire. Your Grinder Pump An important part of every home and building in the Club is a Grinder Pump Tank, which collects and breaks down household waste eventually sending the material into the HOA pressurized sewer system. If your grinder pump is malfunctioning, an alarm will sound along with a flashing light. It is very important that you service your pump on a regular basis, and we recommend and annual inspection. Having a tank overflow due to non-working pumps can create a serious problem. If the Grinder Pump Alarm goes off: 1. Grinder Pump in Alarm – you will hear a loud alarm going off (most sound like a loud beeping/clicking noise) and see a red blinking light. 2. Call Mona during business hours: 828-526-3646, or the gatehouse after hours: 828-526 3720. We will send the appropriate personnel or have them contact you to further discuss the problem with you. Gutter Cleaning It's very important for drainage and erosion purposes to keep your gutters clean and the leaves off the roof. If your gutters weren’t cleaned in the fall, we highly recommend getting them done as soon as possible. Rotten wood is a constant problem here on the plateau. Have grinder pump maintenance and/or gutter cleaning been done at my home? Most current and prior homeowners have utilized both of these services at some point. To find out if your home has recently been services, please contact Mona at adminhoa@cullasaja club.com and she can let you know. If not, she can sign you up for one or both of these services to give you peace of mind. 3. All maintenance and repairs for grinder pumps are the responsibility of the homeowner.
